I’ll be surprised if you’re using the word to supercharge the responses to your Instagram reels, Facebook or Linkedin posts…

Even in your emails, Messenger and Whatsapp messages.

Now, there’s a crippling basic problem you and I, as real estate professionals, both share. 

As does every other business professional who uses social media.

Doctors, dentists, architects, accountants, attorneys, you and me, we all have the same problem.

And that is getting our prospective clients to even notice us.

Let’s get down-n-dirty here for a second… 

You’re Not Daft…

Why do we post stuff on Facebook? Or Instagram? Why do we put up images of the area we serve?

Why do we make YouTube shorts or TikToks? Why do we do ANYTHING you and I to get noticed?

We do these things to ADVERTISE. To let our prospective buyers and sellers we’re here to serve them, right?

Now, you’re not daft. I’m not daft. Those hot-to-trot home buyers and those desperate-to-sell homeowners are not daft either.

We ALL know everything you and I do is an ad of some sort. So do our target clients.

And THAT’S the problem.

Do you know the average click rate on ads, on posts, on images, on videos, on just about everything online…

…Is now running at 0.4%? Zero Point Four Percent. 😵‍💫 

(Zuckerberg & Company don’t want you to know that – but it’s the flat-out truth.)

That means you need OVER 200 people to even SEE your post, video, ad, image, whatever you do – to get just ONE click.

And hey – just because they click, that doesn’t mean they’re going to actually even get in touch with you – ever.

We filter ads, posts, tweets, links, even videos out automatically… with one exception…

And that’s when an ad, a post, a video, a tweet, a TikTok or YouTube title contains ‘The One Word Real Estate Lead Magnet’. Then we stop dead in our tracks. 

We stop browsing. We stop swiping. We stop scrolling.

“Huh? THAT is the one word? This is nuts. Is this guy insane? Does he think I’m an idiot? I already know this…” 

Don’t switch off. You’ll miss something critical for your future career in this business. And I’m going to prove it too.

The one word is simply ‘Name’. 

The NAME of the city district, town, village, neighborhood, ZIP codes, barrio… the community you serve.

I know, I know, it sounds blazingly obvious, but hear me out… 

Very few newer agents understand how mega-powerful this is. And you’ve seen this being used. The top million-dollar agents ALL use this so-simple strategy. 

Why? Because if you can link the name of the community you serve to YOUR name – you’re going to be at a massive advantage over every other real estate executive anywhere near you.

I’ll explain that in a minute. And this is wickedly effective, as you’re going to understand…

When you’re the ‘new kid on the real estate block’, almost nobody in the community you serve will have ever heard of you.

Even when you’ve been a real estate executive for 2, 3, 4 years, very few people will actually have heard your name.

So whenever you put out ANY content, especially online, carrying your name – or even your broker’s name – most folks in your community WON’T click.

It makes no difference even if you’re with a big broker like eXp Realty, Coldwell Banker, Keller-Williams, ReMax, Century 21, whoever…

Most folks will filter out whatever we have to say and they just won’t click. Well, 99.6% won’t click. Only 0.4% might. Why?

Because YOUR name means nothing to them. They’ve never heard of you. BUT

Stop Browsing. Stop Swiping. Stop Scrolling…

They’ve ALL heard the name of the city district, town, village, neighborhood, ZIP codes, barrio… the community you serve.

When people see the name of their COMMUNITY, that’s when they stop browsing. They stop swiping. They stop scrolling.

We all do it. You do too. Where YOU live, where YOU call home,  where YOUR kids run around – you actually care about that place. And so do your prospective clients!

Here’s where you’ve almost certainly already missed out on using your OWN ‘One Word Real Estate Lead Magnet’ –  and where you’ve seen it done time and time again…

First, here’s what you do, (In a minute, I’ll show you how to use it.)

And EVERY successful realtor practices this EVERY SINGLE DAY – especially the top million-dollar earners.

BRAND Yourself!

Let’s assume the city district, town, village, neighborhood, ZIP codes, barrio, the community you serve is called ‘Riverside’.

I don’t know your name, of course, so let’s say you’re ‘Jenny Smith’. A licensed, qualified real estate agent.

Or ‘Jim Jones’. You’re a real estate broker. Whatever. What you do is to LINK your own name with the name of the community.

Instead of saying, ‘Jenny Smith, Real Estate Agent’, you BRAND yourself as ‘Riverside Real Estate Agent, Jenny Smith’.

Or ‘Riverside Realtor, Jenny Smith.’

Say you’re Jim Jones from Riverside. You’re a licensed broker. You don’t just say you’re ‘Jim Jones, Real Estate Broker’. 

You BRAND yourself as ‘Riverside Real Estate Broker, Jim Jones’. Or ‘Riverside Realtor, Jim Jones’.

You ALWAYS stress the name of the COMMUNITY you serve RIGHT UP FRONT.

Faster than anything else you can possibly do, local people IN your community will begin to automatically LINK your name with the name of the community – with real estate…

That’s powerful, that’s engaging, and that’s compelling.

And when you use the name of your community in front of YOUR name, it creates a slogan automatically.

‘Riverside Real Estate Agent, Jenny Smith’

‘Riverside Real Estate Broker, Jim Jones’

Now, here’s how to turbo-boost the responses, the comments, the engagement in your social media or advertising…

Sneaky Wee Workaround

Whatever you do, there’s going to be a title. Your post will have a title. Your image. Your article. Your tweet. Your video.

(And I’ve a sneaky wee workaround for your videos too – gimme a minute.)

So let’s still assume you live in a place called ‘Riverside’. 

Let’s say you’ve created a post, a video, an article, even just a comment about real estate: but not necessarily about Riverside. 

Something kinda general a home seller might want to know.

For example, let’s say the title is –

‘How To Get Your Home Ready For An Open House In 60 Minutes’

Now, that sounds like some useful information right there. But it’s pretty vague. If someone in Riverside sees it, it’s easy to brush over. Swipe. Scroll.

All you have to do is to add your ‘One Word Lead Magnet’. You add the ‘eye candy’. Instead, you write – 

‘How To Get Your Riverside Home Ready For An Open House In 60 Minutes’

Suddenly, that word catches the eye of anyone who lives in Riverside. It’s as simple as that. ONE WORD.

Say you live in a place called ‘Clifton’. Let’s say you want to tell prospective clients this…

Same thing here. That’s pretty vague. Very general. You add your own ‘One Word Lead Magnet’ to the title like this…

Let’s imagine the community you serve is called ‘Greenhills’. Stop them scrolling, swiping and clicking with the simple wee addition of your very own ‘One Word’:-

Now, when I said at the outset you’ll increase responses by 10 times or more, are you beginning to see the logic here?

When every other real estate agent or broker anywhere near you is being what I call ‘a wandering generalization’…

YOU are going super-niche by CALLING OUT the members of your community – your ‘people’, if you like.

The Simpsons

Have you ever seen a local newspaper? Maybe there’s one in the area you live?

The chances are super-high the name of the COMMUNITY will appear first. Even The Simpsons have their own local newspaper.

The ‘Springfield Shopper’

The name of your community is far more powerful, compelling and  important than most real estate professionals ever realize…

Because so many don’t stay in the business long enough to find out!

So try this.  Just insert your community name – your ‘One Word Real Estate Lead Magnet’ – in the title OR the first line of everything you do.

It just works. If you want to save yourself a whole lot of time and practise, here’s a wee suggestion…
